Foreclosure Lenders: Contact Lenders Immediately To Forestall Foreclosures

House owners facing foreclosures should not despair and give up the struggle. There are many avenues of escape – the primary one being contacting the lender. This should be done without a moment’s delay. As soon as the danger signals begin to blink do not wait for it to turn red but get in touch directly with the lender.

From the point of view of the bank the latter would much prefer to sit across the table with the borrower than a third party like another investor or a buyer. Jeremy Brandt runs two real estate companies that deal in buying foreclosed houses. His opinion is that in such a situation the bank is the best friend. It does not want the house. It is only interested in the money coming from it. Therefore it will like a negotiation in which the funds start trickling in again. A foreclosure is an expensive affair from the point of view of the bank. Idle properties are simply white elephants – especially today when real estate prices are going down. Lenders know that in a foreclosure it is not only the borrowers but they too will lose as much as a third of the value of the loan. By rescheduling loans they minimize the loss. In this way both parties benefit.

Other housing counselors agree with this and give the same advice of not delaying matters but contacting the lender directly and immediately. Counselors help as middlemen to open the dialogue between the lender and borrower. They also sit down with the budget planning of foreclosure lenders so that they can balance their income with expenses, giving priority to loan clearance. As per the rules a lender can consent to defer the payments or revise the loan to make the repayment schedule viable and practical. The lender can also opt to take back the house without the foreclosure as that does less harm to the credit record of the owner.

Taking everything into account it is understandable why lenders are willing to cooperate and lend a sympathetic hearing to borrowers. Unfortunately house owners are under the wrong impression that lenders are ogres just waiting to snap and gobble up the houses. That mind set has to be changed if borrowers want to get things moving in the positive direction and keep the hearth fires of their homes burning.
